It depends on how much money you have to invest and what you want to do.

If you have enough money to invest in single family residential (SFR),  multiple family residential (MFR) or commercial properties, that's wonderful. You are going to be a Land Lord. Unless you hire a Rental Property Manager, you will need to deal with tenants, maintaining your properties, and taking phone calls.

If Land Lording is not what you want to do, you can invest in Land Banking, or Home Flipping.

The only thing you need to pay attention to is your annual property taxes, which is about 1.25% a year in California. You buy land lots in areas that have high potential return and leave them there. Invest as little as $30,000 or much, much more as you wish.
